It is common to hear one neighbor suggest to another neighbor what type of grass will work in their Central Florida Lawn! Generally they are suggesting their selection of Sod type for Central Florida based off what worked for them and their home.
The fact is however that just because "St. Augustine Floratam Sod" worked well for your neighbors Lawn or Central Florida Landscape does not mean that it will work well for your lawn. You see your lawn may face different micro environments or even completely different exposures than your neighbors. There may even be little micro environments going on in your own Central Florida Lawn. They may be so extreme differences that you may need a totally different cultivar of St. Augustine or Zoysia for one section of your Lawn than another section. So while your neighbors lawn finally did well when he installed St. Augustine Floratam, that does not mean it will work well for your Florida Lawn.
Your lawn may have St. Augustine Floratam work very well in the front because it is full sun exposure, while the sides of the house may be shaded because of the closeness of proximity to your neighbors home, you sides may need a Palmetto or Seville St. Augustine Sod.
